This development is still in the early stages for all elements of the resort but it is coming together very quickly and they are about to break ground on the initial phases. Phase one will include the hotel, amenities and an area of one bedroom to eight bedroom vacation cottages starting around $275k. The developer, Encore Homes, has been taking initial deposits on the vacation cottage homesites, and started firming up on reservations at the beginning of April. They say that they have now (mid May) got 200 plus firm commitments to purchase, that phase one is sold out, and that phase two is now being offered. The next release of homesites will be later this year, when the final 45 lots in phase 2 will be offered. Some of the earlier (phase 1) homesites may come back onto the market if buyers don't progress with their purchases, in which case they will be offered to new buyers.
As of today, Encore Homes is not offering cooperating broker (buyer's agent) commissions on Margaritaville Resort. They believe that they can continue to generate sufficient sales on the community without the support of buyer's agents to introduce new clients. I don't know if this situation will change, but in the meantime I am not able to work with a prospective purchaser without having a separate arrangement with the client for reimbursement for my work.
You should be aware that there is an inherent danger in relying solely on what you are being told by any developer. History has shown that it always makes good sense to protect your substantial investment by confirming or getting additional background on what you are being told by the seller. This 315 acre site, which is right next to the extensive Super Target-anchored Rolling Oaks Commons shopping and dining center, is expected to have about 1,200 homes, including some permanent multi-family residential, plus high end single family homes for short term rental use. There are also plans for a community water park, a branded hotel and an entertainment center incorporating a multi-screen movie theater.

The resort development will include world-class amenities, luxury retail, hotel, and short term vacation cottages. Vertical construction is set to begin in 2017, with an estimated completion by the end of 2019.
