NEW VACATION COMMUNITY LOCATIONS
The area around Orlando's theme parks and other tourist attractions is extensive. Anywhere within 10 miles (20 minute drive) is considered 'close to Disney' in practical terms, so the whole area covers something like 100 square miles and includes parts of Osceola, Orange, Polk and Lake Counties, and also Metro Orlando. In practice, the area is limited by county regulations. Metro Orlando and Orange County, which is mainly to the north of Walt Disney World and surrounds Universal Studios and International Drive doesn't allow communities to be used for short term (nightly) rental. This means that communities in Orange County can be used only for long term leasing or owner occupation, and they are excluded for vacation rental use. There is currently only one exception to this rule, Vista Cay, an established townhome and condo resort-style community next to the Orange County Convention Center.
The following map shows the main areas of vacation communities in the Disney World area. In addition, there are interactive location maps on the details pages for each of my preferred new communities.
This is where vacation communities first appeared, on both sides of US 192 and within ten minutes of downtown Kissimmee. New communities in this area include Bellavida Resort and Veranda Palms.
This toll road is a great location for vacation homes, with little traffic and an easy drive right into Disney. Storey Lake is on a prime location on Osceola Parkway, also Sonoma Resort, but further east.
The west end of US 192, towards the junction with US 27, is undergoing a lot of new development. Windsor at Westside is located here, also Margaritaville Resort, together with more new communities still planned..
This area, on the I4 to the south of Disney, is undergoing rapid development of vacation homes, residential homes and tourism infrastructure. The Retreat at ChampionsGate is located here, also Solterra Resort and Encore Club.
Further to the south and west of ChampionsGate and towards the township of Davenport is a largely undeveloped area, home to several older and infill vacation home communities, including Providence and Watersong.
North and South US 27
There are a few new and infill vacation home communities along US 27, north towards Clermont (including Serenity) and south towards Davenport (including Calabay Parc at Tower Lake). These areas are generally considered to be a bit distant for mainstream rental potential.
