The orlando vacation homes market

Developers of most of the new vacation home communities in the Disney area have been forced further out from the theme parks by the availability of land. Storey Lake is a notable exception. It boasts the quickest and easiest drive into Disney, better even than the historically 'close' communities like Windsor Hills and Windsor Palms, which now have to deal with frustratingly heavy traffic throughout the day. Storey Lake residents avoid the congested US 192, and cruise into Disney along the traffic-free Osceola Parkway.


Developers have returned to Florida in force in the last few years after the 2008 recession, and they are building new style resorts that are changing the face of the vacation rental market. These new communities include water parks, more leisure facilities, bigger clubhouses and on-site features that will be highly attractive to the more than 50 million vacationers who come to Orlando each year.

Several national builders with extensive experience of vacation home communities have current projects in progress, including Lennar Homes (Storey Lake and The Retreat at Championsgate), Pulte Homes (Windsor at Westside and Solterra Resort), Park Square Homes (Veranda Palms and Bellavida Resort), and D R Horton (Solterra Resort).

Communities already selling and under construction include Storey Lake, The Retreat at Championsgate, Solterra Resort, Windsor at Westside, Sonoma Resort, Bellavida and NEO Golden Palms. These seven resort communitiesrepresent the best options currently for investors who are looking to generate rental income sufficient to cover their costs of ownership. Other new and recent communities in the Disney area include Encore Club, Reunion, Margaritaville, Providence, Serenity, Magic Village, Watersong and West Haven. These communities may perform less well for one reason or another.

Established Communities

If one of these fabulous new resort-style communities is not for you, or if your budget will not stretch this far, there are also plenty of bargains to be had on the established vacation home communities like Windsor Hills, Windsor Palms, Terra Verde, Emerald Island and other gated communities.

There are even some resales starting to appear on the new communities now, often sold furnished and with advance rental bookings in place. Current Inventory

There are currently no single family homes available on Storey Lake, a final phase will be released in 2019. Condos start at around $230,000 for the base level 2 bed units, and townhomes at about $340,000 for the 4 bed inside floor plan.
Pulte Homes has both single family homes and townhomes. The single family homes start at around $370,000 for the 5 bedroom 2490 sq ft Winstone. Their townhomes start at just over $300,000. D R Horton is also offering both townhomes and single family homes. Single family home pricing starts at $400,000 for the 5 bedroom 2,828 sq ft Atlantic floor plan.
Pulte Homes currently have inventory available at competitive pricing for both townhomes and single family homes. Interior 4 bed townhomes start at around $318,000. Single family homes start at a little over $400,000 for a 5 bed floor plan on a 40 ft lot, up to $560,000 for the 9 bed model on a 50 ft lot.
Neo Golden Palms is offering homes priced from just under $400,000 for the 4 bed single story, 1924 sq ft Sunset, up to the 8 bedroom Diamond floor plan at about $540,000. These prices do not include lot premiums, which run from $10,000 to $30,000 currently.

Top Tip For Buyers

NEVER walk unaccompanied into the sales office on any new community. If you do, you will pay many thousand dollars more than you need to. If you are accompanied by a buyer's agent like me you will usually be able to negotiate better pricing, additional incentives and cash back. If you want to save $30,000 or more, ask me for details.
